2006 vs. 2007

It’s in the numbers. The NEAR numbers are out for August in our region and they show August of 2007 is 5% ahead of August 2006, but condos and multi-families are off 21% and 41%. The multi family number is skewed since it is a smaller number to begin with. (see chart below)

For January to August, single family sales have increased 2.6%, condos are down 9.4% and multi’s are off 35.5%.

But, please take careful note of the following: the prices for both August and January to August show a 4.7% decline in single family, 8.3% in condos and 18.1% in multi families. So clearly sellers have had to adjust pricing as the pricing war continued into 2007.

But for how much longer will this last?  Some speculate October of 2008 sometime after the elections. We know eventually the market will return to some normalcy and we can use the word appreciation again. In the meantime, if you are considering a move contact Stone Wall Real Estate Professionals.
