This headline was on the Wall Street Journal’s June 9-10 weekend edition.  While many of us are aware of the current real estate market place, how does it affect us locally.  Like Politics all Real Estate is LOCAL!!

Review of Andover & North Andover
From January 1st to June 13th  there were 190 homes sold in 2006. On comparison for this same time frame in 2007 187 homes have been sold. Clearly this shows a very stable market, while the dollar volume is slightly less it shows a fairly stable market conditions.

Again in the same time frames for Condominiums there were 147 condos sold in 2006 vs. 106 condos for 2007. Clearly the condominium market is showing more weakness than the single family market. And one could theorize that the potential condominium buyers may have become single family owners in this time frame due to the slight decline in pricing, thus enabling them to purchase a single family home.

Current inventory levels in both towns remain higher than we are accustomed to, with 320 single families and 235 Condominiums available for sale. 

EVERY CLOUD HAS A SILVER LINING
While we continue to see headlines that certainly make it appear the real estate market is just about awful…it is important to remember that we are in the midst of  a very good buyers market  In fact, it is our opinion that this is the best buyers market we have seen in over 15 years. Historically many of our clients best purchase decisions are made during tougher market cycles. Whether the market is good or bad, real estate (like the equity markets) has always been a good long term investment.
